High-rise city life in Avenue Uptown

Avenue – 210 N. Church Street

Nothing says metropolitan living like 36 floors of high-end residences like you will find in Uptown’s Avenue condominiums.

Avenue is the last high-rise condominium building to have been completed before the market recession in 2008. At the time of completion, the building was 60% sold and continues to sell very well.

The Avenue is located at 210 N. Church St. and has 386 residences. Homes range in size from 535 square feet to 1,900 square feet and from 1 bedroom to penthouse units.

Inside the residential units there are terraces, high ceilings and floor-to-ceiling windows to take in natural light and offer unobstructed views of the skyline. Granite countertops in the kitchen, hardwood floors and stainless steel appliances come standard in most homes.

Avenue residences sell from the $200,000s to more than $1 million.

Forty-six units sold during the last 12 months for an average sales price $283,067 and approximately $320 per square foot. Sales averaged 3.8 units per month during the last year.

Currently, there are 15 Avenue residences listed for sale. Only 3 are under contract as of April 9.

List prices range from $230,000 for a 761-square-foot, 1-bedroom condo to $479,000 for a 2-bedroom condo with 1,271 square feet of living space that is being offered fully furnished.

Current inventory for Avenue is approximately 3.9 months. Charlotte and Mecklenburg County each has 4.7 months of inventory as of April 9.

The first residential high rise to go up in Charlotte made quite a bold statement back in 2002. The coppery pink hue of The Arlington’s glass mesmerized passersby along the South Boulevard corridor.

Since then, however, the landmark “big pink building,” located on the edge of Southend and Dilworth, is a symbol of luxury living outside Center City. In fact, The Arlington is the only high rise in Charlotte outside the beltway.

Residences on the northeast side of The Arlington have some of the best skyline views of the full Uptown area and Bank of America Stadium, as the building sits just outside I-277 along South Boulevard.

In case you are wondering about seeing the world through rose-colored glasses, the pink hue of The Arlington’s glass does not distort the view from the inside looking out.

The Arlington is ideally situated to take advantage of dining, shopping and entertainment in South End or Uptown with a Lnyx station adjacent to the building. If you want to stick closer to home, Phat Burrito, Wooden Robot Brewery and Amos’ South End are all within walking distance. Nikko Japanese Restaurant, a popular night spot, is located on the ground level of The Arlington.

The Arlington has a full fitness center and a rooftop pool, but the Dowd YMCA is just a block away along Morehead Street if you prefer.

Additional building amenities include full-time concierge and security, rooftop social deck and a dog park.

The 24-story building was completed in 2003 and has 115 residential units in all. Condominiums range in size from 500 square feet to 4,700 square feet and have floor-to-ceiling glass windows.

Only 2 residences have sold during the last 12 months – one for $233,000 and one for $410,000 for an average of $308,600 or $294 per square foot.

Currently, there are 3 units for sale in The Arlington. Two of the residences are under contract as of April 14.

Stonewall development continues with mixed-use highrise

mapA nearly 4-acre parcel of land along Stonewall street previously owned by the city of Charlotte is getting a high-rise face lift thanks to a planned 20-story, mixed-use development in the works by Northwood Ravin.

The development and construction company purchased from the city the tract of land left over from the development of the I-277 beltway for a little more than $14 million.

The plot is at the corner of Caldwell and Stonewall streets near the NASCAR Hall of Fame. The as-yet-unnamed project is expected to break ground in the fall.

Northwood Ravin’s plan for the site calls for 20-story and 6-story buildings that will consist of more than 400 apartments, office space, retail space and parking

Charlotte-based BB+M Architecture will design the project for Northwood Ravin.

This as-yet-unnamed project is just the latest in developments along the Stonewall corridor.

A planned project across from Crescent Stonewall Station will consist of apartments, a Whole Foods and hotel space. Lincoln Harris is also planning a mixed-use project at the former Charlotte Observer site at Stonewall and Tryon streets, and the county has chosen BK Partners to develop the planned revitalization of the city’s Brooklyn Village neighborhood, the south portion of which will occupy space along Stonewall near McDowell Street.

Spotlight on Royal Court condominiums

The building has 1-, 2- and 3-bedroom residences that range in size from around 550 square feet to 2,000 square feet. Prices typically range from $240,000s to approximately $800,000. Large floor-to-ceiling windows offer views across Morehead Street to Dilworth or to the Uptown skyline.

A total of 12 residences sold in the last year for an average sales price of $388,304 and $280 per square feet. Sales averaged 96.5% of list price in the last 12-month period.

Currently, there are only 2 condominiums for sale in Royal Court. Neither is under contract as of July 17. List prices are $799,000 for a 3-bedroom penthouse and $299,500 for a 1-bedroom residence.
